Our extensive experience will play an integral role as our team assists the architect and design consultants in evaluating design options such as site development, structural systems, building material alternatives, finishes, MEP alternatives and other approaches that will contribute to the maximum utilization of the project budget.

The optimum time to involve us in the project is prior to the start of design development. At this point, design changes can be implemented without increasing costs of the design process. Allowing us to perform a Value Engineering and Constructability Review, as we have for many clients, will help us identify innovative solutions to potentially complex design challenges.

We will review design documents for constructability, value engineering opportunities, scheduling conflicts, and document development. As insight is gathered from the review, pertinent comments will be documented and relayed to the design consultant for incorporation into the design documents. With the reduced availability of many materials and equipment, it is imperative.

Value Engineering

While value engineering can occur at any stage of the project, Gray West will engage in the process early on to ensure adequate time is given for the evaluation of major equipment and long lead items. Our goal will be toidentify alternatives early on during the design phases and offering the best value to maximize savings for this project through the following phases:

  • Evaluation/Analytical Phase: The team evaluates the alternatives to determine those with the greatest potential for cost savings and project enhancement.

The Gray West’s service vehicles are fully equipped with state-of-the-art dispatching software and GPS tracking systems in order to monitor mileage, location and approximate delivery time. We understand how critical service and maintenance is to our customers in order to maintain daily operations at their facility. With this in mind, our team ensures a 4 hour response time for emergencies.

Revit BIM Sofware

The construction industry is constantly changing. At Gray West Constrcution, we pride ourselves on remaining on the forefront of the newest trends and technological advances. Building Information Modeling (BIM) is a tool that’s revolutionized the industry.

BIM is an integrated technology platform that combines architectural drawings, shop drawings and equipment manufacturer’s information to create a 3D model outlining a building’s size, shape and the location of various building components.

There are many benefits of BIM, including reduced costs and increased productivity, efficiency and deliver speed. BIM’s clash detection feature allows us to determine early on or at any stage in the process, possible conflicts in the location of beams and walls with systems such as HVAC, electrical or plumbing.

The 3D building model created using BIM has multiple uses

  • Specialty subcontractors use the model to import structural, mechanical and electrical components.
  • Construction managers use the model to perform phasing analysis and constructability reviews.
  • All project participants use the model as a visual tool to better understand the intent of the design.
  • Since manufacturer’s data for products and equipment are embedded into the objects in the model, information for operations and maintenance can be accessed directly in the model instead of having to flip through thick binders with cut sheets and diagrams.
  • When a building is completed, the model can be given to a customer as a tool for operation and maintenance instead of stacks of drawings and binders.

Design Build

When you choose the design-build delivery method, you select a single company who will be responsible for the architecture and construction of your entire project. That firm provides all necessary services and is solely accountable for price, schedule, quality—and your satisfaction.

Approach

This integrated approach can decrease schedules as well as budgets.

The “traditional” approach to designing and constructing a facility involves separately hiring the architect and engineer, general contractor and construction manager. With that approach, the A/E firm completes the project design, and then passes the plans to the owner, who in turn takes bids on those plans from general contractors. This process takes several months, during which no actual price for the facility is known. Plans often have to be returned to the architecture firm for revisions, extending schedules and increasing costs.
