Shasta Beverages – Warehouse Expansion

Gray West Construction recently completed the Shasta Beverages – Warehouse Expansion, delivering a 70,416-square-foot concrete tilt-up addition to the existing production and distribution facility for Shasta Beverages in La Mirada, originally built in 1965.

Constructed while the plant remained fully operational 24/7, the project expanded warehouse capacity and strengthened overall logistics operations.

The building consists of three new exterior tilt-up concrete walls and one shared wall tying into the existing warehouse. Structural steel framing was added along the shared wall to enhance vertical and lateral stability, reinforcing the connection between new and existing construction.

Structural & Floor Systems

The addition features an 8-inch slab-on-grade reinforced with #4 rebar at 12 inches on center each way in a double mat configuration, engineered to support heavy warehouse loading and high-volume beverage storage. The tilt-up system provided durability, speed of construction, and long-term performance suited for industrial operations.

Dock & Site Improvements

The expansion significantly enhances truck circulation and dock capacity with three new fully operational loading docks on the north side and six future-ready dock positions on the west side, along with five new grade-level overhead roll-up doors.

Site upgrades improved circulation, security, and accessibility, including two secured access points with 20-foot motorized gates and card reader systems, nine driveway approaches along Artesia Boulevard and Industry Circle, a Fire Department turnaround, CMU and trash enclosures, 106 new parking spaces, and seven EV charging stations. Ornamental iron fencing, security cameras, and controlled door access provide layered perimeter security.

Building Systems & Utilities

Infrastructure improvements include a new automatic sprinkler and fire alarm monitoring system, upgraded 8-inch fire water lines with two DCDAs, a new 6-inch sewer lateral, two lift stations, and a dedicated landscape irrigation meter. Ventilation is supported by four warehouse supply fans and one restroom exhaust fan, providing efficient airflow throughout the facility.

Sustainability & Stormwater Management

The project incorporates five biofiltration planters and one biofiltration basin, along with permeable paving systems to support stormwater management. Drought-tolerant landscaping, skylights for daylighting, and high-bay LED lighting with occupancy and photocell sensors further enhance the facility’s environmental performance.

Coordination & Construction Challenges

Maintaining uninterrupted plant operations during construction was a central priority of the project. Careful phasing, rigorous safety protocols, and close coordination with plant staff and vendors ensured production continued without disruption. The completed expansion strengthens the La Mirada facility’s long-term operational efficiency and supports future growth.

Early in construction, groundwater was encountered approximately seven feet below grade, requiring modifications to excavation methods and sequencing. The project also included phased improvements to the active west loading dock and upgrades within the employee parking lot.
