Gray West Construction Completes Public Storage Project in Sacramento, CA

Gray West Construction has successfully completed a new Public Storage facility in Sacramento, California, marking another milestone in our continued partnership with Public Storage and further solidifying our expertise in the self-storage market. 

 

Project Overview

The Sacramento project involved the full demolition of all existing structures on the site, including a 21,448-square-foot office building and associated site improvements. In its place, Gray West constructed a new three-story self-storage facility totaling 152,532 square feet, including a 900-square-foot rental office, all situated on a 2.39-acre lot.

The new facility was built within the footprint of the former building and includes comprehensive site improvements designed to enhance functionality, accessibility, and overall aesthetics.

Site Access & Parking

The site is accessed via two existing driveways on Chippendale Avenue.

The western driveway serves customers visiting the rental office and accessing storage units.

A 22-space parking lot is located adjacent to the customer lobbies and includes EV-designated parking stalls.

The facility offers a wide range of storage unit sizes, including temperature-controlled units, totaling approximately 1,246 individual storage units.

Building amenities include:

  • Elevators and stair access
  • Drinking fountains
  • Modern customer lobbies and support spaces

Landscaping and Site Improvements

As part of the redevelopment, existing trees were removed and replaced with new landscaping designed to meet current code requirements and enhance the surrounding area.

Additional scope elements included:

  • Shoring along the east wall
  • New hardscape throughout the site
  • Fully integrated site infrastructure to support long-term operations

Coordination

Located in a high-density area surrounded by both residential and commercial uses, the project required careful coordination to minimize impacts. Sustainability and planning considerations included:

  • Installation of 8 electric vehicle (EV) charging stalls
  • Drought-tolerant landscaping to support long-term water conservation
  • Coordinated traffic control plans during major construction milestones
  • Active construction on an adjacent lot further increased the need for close coordination with neighboring teams and stakeholders to maintain safe access and minimize disruptions.
