Gray West Construction served as the General Contractor for the delivery of Funlab’s immersive, interactive entertainment venue at Irvine Spectrum Center, totaling approximately 35,000 square feet across multiple levels. This project represents one of several Funlab venues completed by our team and the second location delivered in California.
The project involved a full tenant improvement buildout of an existing retail shell, transforming the space into a highly themed, experience-driven destination that integrates interactive gaming, food, and beverage offerings.
Scope of work included, but was not limited to:
- Demolition and structural modifications
- Construction of a hotel-inspired lobby, reception areas, themed corridors, and back-of-house support spaces
- Buildout of 15 immersive rooms, including specialty wall assemblies, acoustic treatments, integrated technology, and interactive game infrastructure
- Construction of 27 custom miniature golf holes featuring various theme finishes
- Installation of multiple full-service bars, a restaurant, speakeasy-style lounge, and three private karaoke rooms
- Framing, drywall, and extensive architectural finishes supporting detailed, set-like environments
- Complete mechanical, electrical, and plumbing (MEP) system upgrades to support gaming equipment, specialty lighting, food service, and occupant comfort
- Specialty lighting, theatrical elements, and integrated AV coordination throughout public and gaming spaces
- ADA-compliant pathways, restrooms, vertical circulation, and life-safety improvements
The project required extensive coordination with the Irvine Spectrum Center and multiple specialty vendors. Gray West Construction is proud to have partnered with Funlab and the project team to deliver a one-of-a-kind entertainment experience that blends competitive social play, hospitality, and immersive design at one of Southern California’s premier retail destinations.
